Golden Vısa

One of the most striking advantages of the Golden Visa program is that the investor is not required to live in Greece. In other words, the investor can obtain a residence permit and benefit from these rights without actually residing in Greece by simply entering the country and providing their biometric data during the application. This provides great flexibility, especially for investors who live in another country but want to create a strategic alternative in Europe. At the same time, residence permit holders gain the right to travel freely between Schengen countries. This is a serious advantage for those who travel to Europe regularly for both business and personal purposes.

Investment amounts vary regionally. In high-demand regions such as Athens, Thessaloniki, Mykonos, Santorini and some crowded islands, the minimum real estate investment is 800,000 Euros. For investments in these regions, the residence must also be at least 120 square meters. In all other regions, the minimum investment amount is 400,000 Euros. However, there are still options with a lower investment threshold of 250,000 Euros for some properties with special permits. These opportunities are usually offered through converted commercial properties or projects in specific locations and are limited in number.

There are some basic criteria that investors should pay attention to when applying for a residence permit. First of all, the source of the investment must be legal. In addition, the applicant and the family members included in the application must not have any criminal record and everyone must have valid health insurance. If these conditions are met, the process is quite fast and transparent. Applications are concluded in an average of 6 to 12 months, and during this period, all transactions of the investor can be easily carried out through legal representatives.

The properties invested in can be used by the investor for use or can be rented out to generate income. Short- and long-term rental practices are quite common in Greece, and rental income is particularly striking in touristic areas. This makes the program stand out not only as a residence permit, but also as a sustainable investment model.

A residence permit obtained with Golden Visa does not directly grant citizenship; However, if the investor wishes, he/she can apply for a long-term residence permit in the following years. In order to obtain citizenship, it is generally required to have lived in Greece for at least 185 days per year for at least 7 years and to pass certain language and culture exams. In this context, the most preferred reason for the Golden Visa is that it opens the doors to Europe without the burden of bureaucracy and living conditions.
